FREE..................................Property Profile or Comparative Market Analysis

This brief summary of active, pending, and sold properties report provides comparables within 1 mile from a given property.  This report may be from local MLS databases and/or 3rd party sites.  This can be provided with 1-2 days for any property and is an excellent source for sellers, lenders, or other businesses interested in property valuation.

 

$50+Optional Travel Fee...........................................................Photos & Video
Homeowners who need a detailed visual of a property after maintenance, after major repairs, or those who plan to sell or rent their homes and want pictures and videos. Note: These are not HD.


$50-$100.......................................................................Broker's Price Opinion

Lenders, law firms, title companies, and government agencies are our clients for detailed BPOs.  We take pictures of the subject property with a date and time stamp and include active, pending, and sold listings.  Processing time is typically 2-5 days.

50% of 1st Month's Rent...........................................Advertise, Screen, & Lease
Homeowners interested in renting their property pay no fees until the property is rented. We take photos, advertise, screen tenants by verifying past rental history, employment, and running credit background check with eviction history.  Homeowners may choose either plan for renting out their homes.


2%-3%....................................................................... Seller's Full Service Sale
Sellers interested in a full service plan pay no fees unless the home sells.  It includes a free Property Profile Report and a free Market Analysis Report.  We help establish a customized marketing plan, provide weekly updates, pre-qualify the Buyers, coordinate the sale with other Realtors, lenders, title companies, vendors, & contractors.  REO Listings and Short Sale Listings (where the selling price is lower than the outstanding mortgage loans) typically use a Seller's Full Service Plan.  The Listing fee is 2.5%-3% plus a Selling Fee of 2.5%-3% of the purchase price for the cooperating Buyer's Broker. All terms and conditions negotiable on this plan.
